and main concerns include an increase in capital costs and cap rates due to higher
interest rates. However, some investors are looking for investment opportunities in
view of the decline in share prices the past few months and a further tightening of the
office market. We recommend Mitsui Fudosan, but many investors still prefer
Mitsubishi Estate based on expectations for the Marunouchi business and Q1
earnings, and there are some concerns about Mitsui Fudosan’s rental housing
business in the US. Investors are positive on fundamentals at Sumitomo Realty &
Development, but concerned about activist trends and shareholder return policies.
Many investors are bearish on Nomura Real Estate Holdings due to concerns about
condominium prices.
