Neutral While ELS lifted its core FFO guidance midpoint by 1c (~0.3%) on +30bps
higher core income growth, this was driven by lower expenses (-60bps), as Price (22 Jul 26 16:00) US$65.48
revenue growth was lowered slightly (-10bps) to reflect worse Target price US$65.00
transient/seasonal RV revenue (presumably due to recent trends, as 3Q is Expected share price return -0.7%
the most important for transient revenues). Though ELS lifted both is core Expected dividend yield 2.5%
income growth guidance and other guidance metrics (e.g. non-core Expected total return 1.8%
income), the 2Q beat relative to our estimate was mainly driven by higher
Market Cap US$12,699M “income from other investments,” which was likely driven by the
consolidation of 7 RV properties where ELS acquired the remaining 20%
interest (so the question is whether this is more one-time in nature).
Overall, ELS is producing strong core income growth, partially due to its Eric Wolfe
ability to lower transient RV expenses on reduced transient demand, +1-212-816-2640

predictability of the RV business.
