Methodology, Risks and Disclaimers

We collaborated with our Predictive Analytics team to develop a focused set of variables

that measure the relative health of 55 major U.S. MSAs and capture the key drivers of

homebuilder opportunity. We selected inputs that are both intuitive and statistically

robust, and that tend to lead or coincide with shifts in local housing market conditions.

Our map incorporates the following themes: 1) home prices, 2) housing inventory, 3) rent

growth, 4) wage growth and employment trends, and 5) population trends. Each input is

standardized to enable direct comparison across MSAs and over time.
