options. Longer contract duration improves future revenue visibility and de-risks data

center buildout capex.

(iii) Revenue and Margin Structure: CLSK has secured a $6.6Bn contract, generating

$330Mn average ARR over 20 year deal term. The lease has a triple net structure that

effectively generates ~100% NOI margin, fully converting revenue into operating EBITDA.
