The portfolio comprises all properties owned by Castellum in the relevant locations
(excluding Hälsingland 19), spanning offices (c.59%), public sector assets (c.7%),
warehouse/light industrial (c.21%), retail (c.9%), and projects/undeveloped land
(c.4%), with a rental value of c.SEK 1.13bn and a total leasable area of c.635,000
sq.m with an occupancy rate of 87.5%, and an average lease duration of 3.5 years.
This represents a 7.1% rental yield on the portfolio.
The company intends to distribute approximately 60% of the proceeds to its
shareholders, with the remaining proceeds to be used to reduce debt, thereby
preserving the current LTV ratio. The exact form of the capital distributed to
shareholders is expected to be determined by the Board of Directors at a later date.
