that relationship through add-on services, warranties, insurance via Brown & Brown, tokenized

real estate finance, and ultimately the full residential brokerage, mortgage, and title

capabilities being added through the Fathom acquisition; and 3) Pillar Three (Beyond Home

Services) brings the company physically into the home through installation, renovation,

cabinetry, flooring, and organization systems via Elfa, Closet Works, Installed Right/SFV

Services, and the pending F9 Brands acquisitions. Binding all three pillars together is the

proprietary Beyond HOME OS, an AI-powered home data fabric that unifies commerce,

services, insurance, financing, home attributes, and customer behavior into a single

intelligence layer that is the architecture through which management expects to lower

customer acquisition costs and expand lifetime value as each incremental brand addition

increases the number of home needs the platform can serve. The strategic logic is

differentiated; the execution risk is real and should not be minimized; but the asymmetry at

current valuation levels is compelling.
