Midweek Luxury / Resort Outperforming as Weekend Occupancy Lags Research Analyst
In this short note, predominately filled with charts, we examine weekday and +1-212-250-9817
weekend RevPAR, ADR, and Occupancy trends, across both STR chain scales and

locations, to better assess the drivers in the current environment and how said Research Analyst
drivers articulate what is occurring. Based on our analysis, the following +1-212-250-9376
observations stand out;
n The rate of growth in weekday RevPAR has outpaced that of weekend
RevPAR, signaling that group and business transient trends are
outperforming broad based leisure.
n Weekday Luxury and Resorts RevPAR continue to outperform, primarily
driven by weekday rate growth, suggesting strong pricing power.
n Weekend RevPAR, a proxy for leisure, is being hampered by the relative
underperformance of occupancy across both chain scales and locations,
signaling relative softness in weekend leisure demand.
n Economy weekend RevPAR is the relatively weakest segment, which could
be negatively impacted by elevated gas prices, though we note that RevPAR
in this segment tends to be quite volatile week to week and often turns very
quickly (relative to the higher end segments), given the lack of a stickier
group base and considerably shorter booking windows.
n We believe full service-oriented hotel REITs are benefiting
disproportionately from these trends, as compression from strong
