commercial property pricing is beginning to stabilise, with industrial assets showing the

clustering in the 6–8% initial yield range, compared to 4–6% (and even sub‑5%) at the

market peak, implying a ~250bps reset driven by higher rates and tighter financing.

Importantly, pricing is now more consistent, with yields largely reflecting asset-specific

factors rather than broad market uncertainty, suggesting improved alignment between

buyers and sellers.By contrast, pricing discovery remains less settled in other sectors.

Office yields span a wide range, including double-digit levels, reflecting uncertainty

around demand, space utilisation, and capex requirements, while retail sits between the

two with moderate dispersion. Overall, while all sectors have repriced, industrial appears

to have reached a more stable equilibrium, whereas office markets remain in a more

• French real estate fund investment recovers: Office, healthcare and retail are among

property categories showing continued improvement as investment into French real

estate investment funds rebounds in the early months of 2026, according to first quarter

figures issued by the French Association of Real Estate Investment Trusts and the

Institute for Real Estate and Land Savings. Overall fundraising for certain non-traded

French REITs, pooling money from multiple investors, increased 10% from a year earlier

to reach €1.2 for the quarter.
