First price list released at Garden Regency

HKEJ/HKET: Sun Hung Kai Properties announced its first price list for 120 units at Garden Regency

in Kam Tin, Yuen Long. The batch comprises 12 one-bedroom and 108 two-bedroom units, which

are sized at 289-412sqft and priced at HKD3.9-5.9m per unit or HKD12,852-14,795 psf, after

discount. The average price for this batch is HKD14,039psf (after discount).

CVI up 0.18ppt w-o-w to 81.82ppt

Centaline/HKET: The Centa-Valuation Index (CVI), an indicator of upcoming property price

trends from major banks’ perspective, was up 0.18ppt w-o-w to 81.82ppt for the week (3-9 July).

Centaline commented that the index has now remained above the 80ppt level for 22

consecutive weeks, and has stayed above the 60ppt level for 40 consecutive weeks. As the

one-month Hong Kong dollar interbank offered rate continues to edge down, the CVI is

expected to hold steady around the 80ppt level in the third quarter.

Northern Metropolis expected to deliver c900 hectares of land over the next five years

HKEJ/HKET: The Government continues to prioritise delivery of the Northern Metropolis. In an

information paper to the Legislative Council, the Development Bureau summarised the master

plan, current works programme, and key challenges. It confirmed that four new areas have

entered the construction phase. Over the next five years, the Northern Metropolis is expected to

deliver around 900 hectares of land. The Bureau described the initiative as moving into a stage
