6-Jul Avenue Capital Group is in advanced talks to buy CapitaLand’s ~A$$400m Australian corporate lending unit, which it inherited from last year’s Wingate acquisition
and put on the block in May as CapitaLand refocuses on core real estate. Avenue is expected to secure exclusivity, with Barings reportedly dropping out, as the sale
unfolds amid heightened ASIC scrutiny of private credit valuation that could spur further consolidation in the sector.
6-Jul Lentor Gardens Residences attracted about 5,000 visitors during its July 4 to 5 preview. Kingsford Group plans an official launch for the 502-unit 99-year leasehold
condo in Lentor Hills on July 18 and is indicating an average price of S$2,350 psf. The 222,161 sq ft project comprises three 16-storey blocks, one 8-storey block and
three strata terrace houses. Unit mix targets families with 2- to 4-bedrooms (646 to 1,356 sq ft), plus three 5-bedroom strata terraces (1,496 sq ft over two storeys).
6-Jul URA has launched a 2H26 GLS tender for a 99-year white site at Town Hall Link in Jurong Lake District, spanning 400,719 sq ft with over 2m sq ft max GFA and
potential for up to 1,200 homes plus office and other mixed uses. Market commentators expect stronger interest than the larger 2023 plot, citing a more manageable
site and some government-led infrastructure works, with expectations of 2 to 4 bids around S$1,100 to S$1,200 psf ppr and a possible top bid near S$2 bn by the
November 17 close.
