Our First Take: 1H26 DPU rose 8.6% YoY to 2.15 Scts, representing 42% of our/

Bloomberg consensus FY26 estimates and tracking below the typical 1H seasonal

split. Growth was driven by lower funding costs, stronger contributions from New

Zealand, Australia, and UK living assets, and resilient Singapore operations. This

was partly offset by weakness in the Maldives and softer performance in Japan and

Germany. The miss versus our estimates appears to be mainly due to weaker-than-

expected NPI margins and a softer Japan contribution. Singapore/ASEAN Property and

but was down from 3.6% in 2Q25.
