New housing sales in Metropolitan Lima and Callao reached 15,477 units in the
first half of 2026, representing a 26% year-over-year increase, according to
the Peruvian Confederation of Real Estate Developers (Codip). Market activity
also strengthened, with the absorption rate—a measure of the speed at which
homes are sold—rising from 3.9% to 4.4%, while housing supply expanded by
12%, reflecting both stronger demand and continued project launches.
According to Codip General Manager Ana Cecilia Gálvez, the sector has
benefited from a more supportive environment for home purchases. Lower
mortgage rates, an improvement in formal employment, and increased
confidence following the electoral process have encouraged more households
to enter the market. As a result, a larger number of prospective buyers now
qualify for mortgage financing, translating into stronger effective demand for
housing. Gálvez noted that the pool of eligible borrowers has expanded
significantly, allowing more families to access credit and move forward with
home purchases. Demand has remained particularly strong for compact
housing units, a segment that continues to underpin the market’s growth and
sustain sales momentum across Lima and Callao.
