• London rental supply slumps as Burnham weighs rent controls: London’s rental

market continues to tighten, with rental supply falling 5% for flatshares in inner London

and 7% for overall rental listings in June, pushing average monthly rents across Greater

London to £915, up 33% since 2021. The decline coincides with the introduction of the

Renters Rights Act, which limits rent increases and strengthens tenant protections,

prompting many smaller landlords to exit the buy-to-let market and exacerbating supply

shortages. Against this backdrop, the government is considering further measures,

including potential rent controls, although industry participants warn such policies could

further discourage landlord participation and increase rental market pressures,

particularly in outer London where private buy-to-let ownership is more prevalent.

• Woking Council sets £40 million price tag for town centre office: Woking Borough

Council has launched the sale of Dukes Court, a 224,320 sq ft office complex in central

Woking, seeking offers above £40m, reflecting a 10.6% NIY and £178 psf capital value.

The 2.89-acre asset generates c.£4.5m of annual rent and is occupied by tenants including

McLaren, Q8Aviation and Fidessa, with a WAULT of 2.9 years and over 50,000 sq ft

currently under offer. Its proximity to Woking station, 420 parking spaces and potential

redevelopment into c.300 residential units are attracting interest from both office

investors and residential developers. The sale forms part of Woking Council’s ongoing
