diversify beyond its traditional restaurant focus. BNL announced two notable build-to-
suit projects, including a $303 mm advanced technology development that underscores
management's continued conviction in development as a key growth driver. Meanwhile,
O's new hyperscale data center joint venture with Cloud Capital illustrates the
increasing willingness of larger net lease REITs to pursue creative investment structures
and expand into adjacent growth verticals.
Taken together, these announcements reinforce our view that capital deployment
remains a tailwind for the sector. More importantly, they increase visibility into second-
half investment activity and suggest that externally driven earnings growth could remain
intact into 2027, particularly for REITs that have already secured funding and established
line of sight to future investment opportunities.
A higher bar for credit surprises?
While we continue to view tenant credit fundamentals as healthy entering the 2H'26,
recent bankruptcies have reinforced that credit remains a key stock-specific risk factor
within the Triple Net sector. Notably, WPC's Hellweg bankruptcy announcement was
met with a negative relative share price reaction of -380 bps despite the issue being well
known and representing only ABR of ~1%. For context, this compares to BNL's roughly
relative underperformance of -540 bps following the unexpected American Signature
bankruptcy in 4Q'25, despite a similarly modest exposure. By contrast, NNN's shares
were largely unaffected following At Home's bankruptcy announcement when this
