• Blackstone prices £603 million UK logistics CMBS to add momentum to financing
option: Blackstone has priced UK Logistics 2026-3 DAC, a £603m CMBS backed by a
portfolio of 39 UK logistics assets operated by Indurent, with the loan sized at 66.4% LTV.
The portfolio is 90.4% occupied, comprises 300 units across 7.1m sq ft, and is leased to
215 tenants. Assets are concentrated in the Midlands (37%) and South East (31%), with
the majority built or refurbished since 2017, underscoring the quality and modernity of
the estate.The transaction is Blackstone’s fifth UK CMBS issuance of 2026 and
highlights continued strong lender demand for logistics assets. Blackstone remains the
dominant issuer in the UK and European CMBS markets and is reportedly exploring a
potential £6bn IPO or sale of Indurent. The deal follows a series of recent securitisations
across logistics, social housing and the NEC Birmingham estate, demonstrating the
