Cushman&Wakefield expects 75k residential transactions for HK in 2026

Cushman&Wakefield/HKEJ: According to Cushman&Wakefield, Hong Kong’s residential market

maintained the recovery seen earlier this year, with transaction activity remaining strong in 2Q.

Looking into 2H26, Cushman&Wakefield highlighted increased uncertainty around the future

path of US interest rates. This may lead some prospective buyers to adopt a more cautious,

wait-and-see approach, particularly as geopolitical developments and equity market

performance continue to influence capital flows and overall investment sentiment. Despite these

risks, it is expected that the market remains broadly stable, supported by underlying domestic

demand and a continued rise in the number of people coming to Hong Kong to study and settle.

For 2026, residential transaction volumes are forecast to reach around 75,000, while full-year

price growth is projected to be close to 10%.

NWD to provide c7k units in Northern Metropolis

HKEJ/HKET: New World Development, a major landholder in the New Territories, updated further

progress in expanding its pipeline within the Northern Metropolis. Following the start of the

construction at Fanling Ma Sik Road and Yuen Long South Phase 1, the company said it has also

obtained planning approvals for Yuen Long South Phase 2, Yuen Long Lung Tin Tsuen Phase 5,

and the Yuen Long Lam Hau Tsuen project. Together, these approvals allow for the development

of close to 7,000 residential units, strengthening NWD’s development presence in the area.

Luxury home transactions on Hong Kong Island exceeded 1.4k in 1H26
