Apartment and townhouse prices have been declining since early Q226 +65-6495 2495

UBS Evidence Lab's Global Housing Monitor (> Access Dataset) tracks key housing Michael Lim

indicators, including prices, weeks on market, and inventory volumes across various Analyst

property types in Vietnam. Key findings from the latest report include: 1) The median michael-h.lim@ubs.com

townhouse and apartment price per sqf in Vietnam declined by 5% and 2% QoQ, +65-6495 5902

respectively, as of end-June, reaching D13mn and D6mn. On a per-unit basis, prices also Terence Lee, CFA

fell by 5% and 1% on average, respectively, with Hanoi driving the trend across both Analyst

measures, likely reflecting broad urbanization, major policy changes, and city terence.lee@ubs.com

redevelopment aligned with its 100-year vision. 2) Consistent with this, national +65-6495 3570

inventory levels decreased materially during Q2, with townhouse and apartment listings

both down 15% QoQ, indicating that supply remains constrained. The one-way

movement in both prices and supply reflects rapid shifts in the urban masterplan, while

elevated mortgage rates also indicate cautious demand among buyers. For further

Vietnam's apartment listings decelerated but Danang showed opposite trend

Overall market supply continued to slow in Q2. Available townhouse and apartment

listings declined by 15% and 13% QoQ, respectively, to 17k and 47k units at the end of

June.
