stock. Older business parks are creating a bifurcated market, with weaker assets dragging
down overall metrics while modern facilities continue to attract tenants. Looking ahead,
future industrial supply should moderate, with new completions largely comprising factory
developments rather than business park projects. In logistics, limited prime warehouse
supply is expected before developments such as Sunview emerge around 2027. As a result,
Colliers expects industrial rents to continue growing at a slower pace of ~1–3%, while
industrial capital values could increase by ~3–5%.
Residential market entering a more balanced phase Private residential prices rose ~0.5%
in 2Q26, moderating from 0.9% growth in 1Q26, with rental growth largely flat. Colliers
forecasts ~7,000–8,000 units of new annual supply and expects price growth to moderate
further as pent-up demand is absorbed. Developer confidence remains healthy, with ~12
projects comprising ~4,000 units expected to launch, including Thomson Reserve and other
OCR developments. However, signs of buyer price resistance are emerging, with OCR prices
potentially struggling to sustainably exceed S$3,000 psf as affordability constraints become
more visible. Key structural support comes from Singapore’s expanding population, with
~25,000–30,000 new citizenships granted annually underpinning long-term housing
demand. However, the upgrader market may face greater competition as more HDB flats
