Shenzhen’s residential land sales value hits a ten-year high

Guandian: Shenzhen sold six residential land parcels with a total consideration of RMB29bn in

1H26, the highest total value in the past decade. The average premium to the reserve price

reached 61%. Three parcels in the Nanshan, Qianhai and Baozhong areas sold in June marked

an average premium of c90% above the reserve price.

Hangzhou’s luxury housing transaction volume sets a new high

Cailianshe: Hangzhou recorded 26,200 new home transactions in 1H26. Transactions in high-

end units priced above RMB20m reached 700 units, the highest volume in the past decade.

Meanwhile, secondary market transactions totalled 46,700 units in 1H26, the second-highest

level in the past five years. Residential land sales value reached RMB48bn in 1H26, ranking

second nationwide, behind Shanghai.

Shanghai lists five plots for RMB8.3bn

Guandian: On 3 July, Shanghai listed four residential plots and one mixed-use plot with a

combined reserve price of RMB8.3bn and a total site area of 117,000 sqm. The mixed-use

commercial-residential plot in Hongkou District carries the highest reserve price at RMB3.8bn.

Two residential plots in Pudong District are listed at RMB1.2bn and RMB642m, while two

residential plots in Jiading District are listed at RMB1.4bn and RMB1.2bn, respectively.
