Healthcare Real Estate and the REITs
What is a REIT? A Real Estate Investment Trust (REIT) is an entity that holds, manages,
or provides funding for revenue-generating real estate across diverse property
categories. REITs are designed to enable investors to benefit from property appreciation,
asset depreciation, and consistent cash distributions without the responsibility of directly
overseeing physical properties. These trusts operate under distinct tax regulations,
which mandate that they allocate at least 90% of their taxable earnings to shareholders
in the form of dividends.
What is a Healthcare REIT? A Healthcare REIT is a dedicated real estate investment
trust focused on properties within the healthcare sector, such as senior housing
communities, skilled nursing centers, hospitals, and outpatient medical facilities. These
REITs typically employ one of two investment structures:
Triple-Net (NNN) Leases: The REIT owns the property and leases it to an operator
who pays a fixed rent plus all property-related expenses (taxes, insurance,
maintenance).
SHOP/RIDEA: The REIT participates directly in the financial performance of the
facility, sharing in both the operational revenues and expenses, minus fees paid to
third-party managers for day-to-day operations.

highlight several factors that have made healthcare real estate a highly attractive asset
class in the current environment:
