Importantly, ICE is deploying AI primarily as workflow automation embedded within
systems of record rather than as autonomous underwriting. Encompass and MSP remain
the core origination and servicing platforms, with AI capabilities layered on top to analyze
data, identify errors and workflow bottlenecks, automate document capture, route
exceptions, and provide natural-language workflow guidance. Within servicing, ICE is
leveraging AI for call prediction, call summarization, intelligent routing, virtual and text-
based agents capable of executing actions such as payment scheduling, and tools that can
automatically populate refinance or HELOC applications using existing servicing data.
From an investor perspective, we believe the AI read-through differs meaningfully from
that of mortgage originators. While AI should reduce production costs, improve borrower
awareness, and potentially create sharper refinancing cycles, we believe many of those
benefits for originators could ultimately be competed away through lower gain-on-sale
margins and greater pricing transparency. By contrast, ICE monetizes the underlying
infrastructure through higher client ROI, deeper penetration across origination and
servicing workflows, cross-selling opportunities across its acquired technology stack,
expanded data products, and greater transaction leverage as mortgage volumes recover.
In a normalized industry environment of 7-10mn annual loan originations, management
sees the combined platform capable of generating high-single-digit revenue growth,
compared with the low- to mid-single-digit growth experienced through the recent
industry trough.
