Weekly Performance
Macro Performance: This week (Thursday to Thursday), the MSCI US REIT Index Peter Abramowitz
(RMZ) was down -1.9% and underperformed the S&P 500 (+1.4%), as the 10-Year Research Analyst
+1-212-250-9504 Treasury yield increased +1 bp w/w. REITs underperformed in the latter half of
the week following the Fed meeting that concluded on Wednesday, as new Fed Rafi Lewis
Chairman Kevin Warsh did not try to distance himself from the hawkish signal of Research Associate
the Fed’s dot plot. With the probability of a Fed hike in September rising, and the
risk of a higher for longer rate environment rising, REITs delivered one of the Steven Pizzella, CFA
Research Analyst largest weeks of relative underperformance vs. the broader market we have seen +1-212-250-9817
this year. Long lease duration (Gaming) and higher leverage sectors
(Infrastructure) took the brunt of the hit this week, with AI-driven sectors (Data Benjamin Soff
Centers) and short lease duration sectors (Hotels) outperforming. Research Analyst

Sector Performance: The top-performing REIT sectors this week were Data
Centers (+3.9%), Hotels (+3.1%) and Specialty (+1.4%). Underperforming REIT Chris Woronka
sectors were Infrastructure (-8.2%), Gaming (-6.6%) and Manufactured Housing +1-212-250-9376
(-4.3%).
Top Performers: Data Centers outperformed with rotation back into the sector,
potentially helped by EQIX’s (+4.2%) announcement of an expansion of its
collaboration with Cisco and Nvidia.
