Findings of BofA India Property tour:

Shifts in hiring, micro-market strategies

Industry Overview

The BofA India Property tour this year focused on trends in hiring, recruitment strategies

of GCCs in addition to site visits of residential and office assets in Bangalore. Our key 11 June 2026

findings and conclusions are summarized below: Equity

India

#1. AI & Hiring: Shift to premium roles Real Estate/Property

Programs for mass hiring haven’t been in vogue for two years now but those for

premium / experienced roles are seeing strong momentum. There have been 120k+ open Kunal Tayal >> Research Analyst

tech job postings at a minimum. Also, sales velocity has been better for homes worth BofAS India

INR 25mn+ vs. INR10-20mn and for buyers in the age range of 40+ vs 30-35. BofA +91kunal.tayal@bofa.com22 6632 8663

view: We think these findings explain why residential sales have held up in a city like BLR Jatin Kalra, CFA >>

with tech-heavy employment, despite rising concerns of AI disruption. The premium segment Research Analyst

could remain strong, driving home sales for developers. BofAS+91 22India6632 8390

#2. Pricing: Upside in new micro-markets

Like-for-like price increases in established micro markets have moderated to 8-10%yoy,

despite good demand. However, newer micro markets (like North and East BLR) or those

with infrastructure upgrades (e.g. parts of Whitefield) have seen a very sharp jump. BofA

view: We expect listed developers to tap a good proportion of sales from newer micro

markets and thus get net price growth higher than the like-to-like increase. BLR: Bengaluru
