No change in strategy, prime, prime, and prime offices: Strategically, the message remains
unchanged and focused on prime offices, with Colonial reiterating its positioning as a pure-play
prime CBD landlord. The group continues to see its core markets – Paris, Madrid and Barcelona
– as structurally attractive, underpinned by supply constraints and strong demand for high-
quality assets. At the margin, there is some incremental colour on expansion, with management
indicating it may look at opportunities in the top four German cities. However, this would be
done in a highly disciplined way, with investments below €200m, executed through
partnerships, and focused on active asset management rather than passive ownership,
targeting higher returns. There is also some openness to alternative uses such as student
housing, but again this remains opportunistic rather than a strategic pivot.
First pre-let in France: On the growth side, the medium-term trajectory is reaffirmed, but with
a more conservative risk profile. Management made it explicit that there are no major
development schemes planned over the next three years, with growth instead coming from
refurbishment, repositioning and embedded pipeline projects such as Alpha X. The recent
signing of a first pre-let within the pipeline supports visibility, but the broader message is one of
de-risking, with less exposure to large-scale developments and a greater reliance on
incremental value creation within the existing portfolio.
Capital recycling: Capital allocation continues to revolve around recycling rather than
expansion. The company emphasised that “what we own is what we like”, with disposals used
