Premier workplace assets continue to outperform. Premier office assets
remain a key differentiator, with BXP emphasizing continued outperformance
versus the broader office market. It noted that premier workplaces represent a
small portion of total inventory but exhibit materially lower vacancy (8.5% vs.
~13.8% for the broader market) and command significantly higher rents (60%+
premium). Over the past three years, premier workplaces have generated ~11.9
MSF of positive net absorption compared with minimal or negative absorption
across the broader office market. Demand remains concentrated in high-quality
CBD assets, supported by tenants upgrading space, increasing in-office
requirements, and expanding in sectors such as technology and AI.
BXP remains active with strategic sales and capital deployment
BXP continues to execute on its capital recycling and development strategy, which
remains focused on three priorities: monetizing non-core assets, strengthening the
balance sheet, and funding future development. BXP emphasized continued progress
on dispositions, noting that the company has generated ~$1.2 bn of net proceeds since
its prior Investor Day, including ~$360 mm year-to-date in 2026. Looking ahead, BXP
expects additional disposition activity, with it indicating that total 2026 net proceeds
