HKEJ/HKET: According to Midland, there were 78 purchases of homes among the “Top 35 Most
Popular Housing Estates” in the secondary market over the past week (4-10 May), down 23.5%
w-o-w but remaining c20% above last year’s weekly average of 65 transactions. Midland
comments that as market attention continues to focus on the primary market, secondary market
turnover eased from recent highs last week.
Midland Confidence Index up 0.1% w-o-w to 81.2ppt
Midland/HKET: Midland Confidence Index (MCI), which reflects the degree of confidence of
property owners who have put their properties up for sale, was up 0.1% w-o-w to 81.2ppt.
Midland comments that rising home prices and strong new project sales have improved overall
market sentiment, helping to bolster homeowners’ confidence.
34 units to be launched at La Montagne Phase 4B
HKEJ/HKET: Kerry properties, Sino Land and Swire properties announced that they planned to
launch the first sales arrangement for 34 units this Friday (15 May) at their co-developed project
in Wong Chuk Hung, La Montagne Phase 4B. All 34 units will be launched via tender offering.
The batch comprises three- and four-bedroom units, which are sized at 960-1,515 sqft.

Guandian: According to Shanghai’s official real estate trading information platform, the city
recorded 1,664 units of online registered secondary transactions on 10 May (including
commercial and residential units), surpassing the previous 5-year peak of 1,632 units set on 11
April 2026. As of 10 May, month-to-date secondary transactions totalled 6,905 units, while year-
