As April-June for the most part represents Q1, we doubt real estate sector +81-3-6776-4665

April-June results will bring major surprises. Although the outlook for higher masashi.miki@citi.com

interest rates remains a concern, sector share prices have already

undergone significant adjustments in recent months. We expect Q1 results

to confirm the favorable trend in real estate fundamentals, particularly the

robust demand in the office leasing market. We will be looking for indicators

of possible guidance hikes and increased shareholder returns in Q2. The

stocks to watch ahead of the earnings announcements include Mitsubishi

Estate, Tokyo Tatemono, Mitsui Fudosan, and Sumitomo Realty &

Development.

Names to watch — For Mitsubishi Estate, expectations are high for its overseas

business, which offers greater stability than the overseas operations of competitors.

The momentum from rising top-tier rents is also a positive factor. For Tokyo

Tatemono, the focus will be on its profit progress catch-up and discussions around

the medium-term plan. Mitsui Fudosan's Q1 performance appears to be weak, but it

has a wealth of catalysts from Q2 onwards. Sumitomo Realty & Development looks

undervalued after its price decline in recent months.
