RevPAR is tracking, and an early look at the World Cup impact to RevPAR, 2) May

sports betting data and tracking operator OSB GGR for the 2Q26 to date, 3) May

iCasino data and tracking operator iCasino GGR for the 2Q26 to date, and 4) May

Brick & Mortar data and tracking the casino GGR versus our estimates. Plus more.

Portfolio Managers Summary:

RevPAR: U.S. RevPAR continues to be strong overall, despite elevated gas prices

and geopolitical risks, led by Luxury RevPAR and improving select service chain

scales. Last week, U.S. hotel RevPAR was up 7.0% Y/Y. Rates were up 4.9% Y/Y and

occupancy was up 1.9% Y/Y. Transient RevPAR was up 8.4% (occupancy +70 bps),

while Group RevPAR was up 7.3% (occupancy +2.6%). For the 2Q26 to date, on a

year over year basis, we estimate using our daily RevPAR tracker, RevPAR is up 5.2%

for the U.S. Industry, +8.8% for Luxury, +4.3% for Upper Upscale, +1.6% for

Economy, and +5.1% for the Top 25 Markets. By operator, we estimate Lodging

C-Corps 2Q26 system-wide RevPAR is tracking as follows:

n HLT: +2.9% (+2.8% last week) vs. Consensus +2.4%

n MAR: +2.8% (+2.8% last week) vs. Consensus +2.2%
